Schimenti Opens Its First West Coast Office

Schimenti Construction, which specializes in retail build-outs, is opening its first office on the West Coast.

The company is opening a new office in Irvine, Calif., at 2445 McCabe Way, company representatives announced on Tuesday. One of the construction manager’s first projects in California is the Dover Street Market in Los Angeles, which is expected to open in the fall.

Executive Vice President Ray Catlin, who joined the firm in May after working for 16 years at EMJ Corporation, will lead the new office. Ryan Mourhess, Schimenti’s project executive, will also be joining the California management team.

When asked about Schimenti’s strategy in pursuing work, Catlin dismissed the idea that the challenges faced by many retailers would negatively impact the firm’s business.

“The demise of retail, I think, is overstated,” he said. “Retail is always going to be around.”

He noted that big-name retailers will likely always want to have a presence in large cities like Los Angeles and New York. The company’s work in New York City includes flagship shops in Times Square for Fossil, Gap and Old Navy and for Samsung in the Meatpacking District.

The 200-plus-person firm was founded in 1994 by Matthew Schimenti, whose father and grandfather had also worked in construction.

Mourhess Named Project ERD, West Coast

Schimenti Construction has announced the hiring of Ryan Mourhess as the company’s Project Executive Regional Director, West Coast.

The hiring heralds a new level of expansion for the retail construction firm that has become a preferred vendor for some of the nation’s most recognizable brands.

Mourhess comes to Schimenti with 17 years of experience in the retail construction industry with almost all of it coming on the West Coast.

When employed with Gray Construction in Anaheim, CA, Mourhess was responsible for project planning and development, including financial budgeting, personnel hiring, along with the training and development of construction project managers, office staff, and field employees.

Schimenti Completes Hershey’s Chocolate World

Schimenti Construction has completed work on a new Hershey’s Chocolate World in Times Square.

Located at 701 7th Avenue in the new 20 Times Square Building, the project replaces the old Hershey’s property at 1593 Broadway.

The private Grand Opening VIP party for the new Hershey’s Chocolate World is scheduled for Dec 14, 2017.

The interior of the space incorporates faux wood beams, developed with a foam product with a wood-grain finish, to create the feel of an old Hershey’s manufacturing facility while maintaining a lower cost than wood. Schimenti also worked with Hershey-specific brand icons such as Kisses and Reese’s logo floor tiles, automated dioramas, and a custom-built camper to facilitate HERSHEY’S s’mores experience.

The 7800 square foot space will offer unique Hersey’s experiences such as HERSHEY’S Sweet Personalization, the Amazing Candy Machine, and HERSHEY’S KITCHENS Bakery.

Schimenti Selected for Historic Brill Building Renovation

The company has begun renovations on the fabled Brill Building, located at 1619 Broadway.

Built in 1931, the eleven-story Brill Building has long been a center of the American music industry. The musicians and songwriters (including Carole King, Burt Bacharach and Neil Diamond) working there created some of the most memorable hits of the early pop era and the building was a mecca for songwriting and music publishing professionals.

After prep work for the landlord and commercial tenants, Schimenti Construction will be upgrading escalators and elevators, replacing roofing and parapets, creating a new terrace on an existing roof setback, and renovating the famous brass art deco entrance.

Schimenti Expands Leadership Team as Growth Continues

Schimenti Construction has announced the hiring of retail construction veteran Ray Catlin who will serve as the company’s Executive Vice President.

Catlin brings over 23 years of experience in the construction trades to his new role with Schimenti Construction.

Most recently, he held the role of Executive Vice President with an industry-leading firm, building a regional office and leading a team of over 100 people in the Dallas market. Prior to that, he was lead point with that firm’s growth strategy in Sacramento, CA, helping grow that market.

Catlin is a graduate of Virginia Polytechnic Institute and State University with a Bachelor’s Degree in civil engineering. He is a registered Professional Engineer and recently obtained his MBA from Texas Christian University.

Curtain Rises on Schimenti-Built Target in Historic Theater

New York, Oct. 18, 2017 (GLOBE NEWSWIRE) — The ornate Walker Theater building in Bensonhurst, Brooklyn begins a new act as a Target store when it opens on October 18. The renovation of the ninety-year-old structure retains and restores many of the theater’s original details, such as the balcony, chandeliers, pilasters, columns and other decorative features. The one-of-a-kind store will play a starring role in Target’s upcoming annual fall meeting.

The one-floor sales space of the flexible format store, which is sized and tailored to the local community’s needs, occupies 22,000 SF at 6401 Eighteenth Avenue. The Walker Theater, named for New York City mayor James J. Walker, opened in 1927. Through six decades, the theater hosted live performances, films and even high-profile boxing matches before being converted to a four-screen movie theater in the 1980s. More recently, the building housed discount retail clothing shops.

Starting in February 2017, the Target project required two months of pre-construction and prep work, followed by five months of design and build for a September completion. The conversion included replacing steel and concrete in the building entrance and vestibule; installing all new mechanicals and water service; creating a new steel ceiling support system to expose the front edge of the old balcony; adding a new fire pump and electrical switchgear; and performing extensive asbestos abatement.

Keeping the spirit of the Walker Theater alive, many of the original plaster design elements and theater seats have been restored and are viewable throughout the store. Among the rejuvenated historical elements are chandeliers moved from the old mezzanine to a prominent spot in the front rotunda, which also features a newly-restored plaster ceiling and decorative medallions. The balcony and rotunda plaster required three months of restoration and ornamentation work to bring them back to their former glory. Although the theater’s original Wurlitzer pipe organ was removed in recent decades, the pipes are preserved, protected and displayed in the mezzanine.

Retrofitting a Target store into this richly-featured structure presented numerous challenges, but the Schimenti team and its partners worked diligently throughout the planning, design and construction phases to devise creative solutions that honored the theater’s history. Many site-related challenges stemmed from the difficult logistics of receiving deliveries and organizing materials on-site, and from poor access to the mezzanine and basement, which house the HVAC and electrical equipment. Additionally, changes to lighting, millwork, refrigeration cases and the ten-ton air conditioning unit necessitated late-in-schedule adjustments to avoid cost overruns and delays.

The Target Bensonhurst team—led by senior superintendent Mike Watson, onsite logistics manager Patrick Fletcher, project manager Mike Bittner and project coordinator Adam Franco—worked under the guidance of project executive Charles Esteves. Watson and Bittner expertly managed subcontractors on a tight schedule during the busy season, while Franco oversaw deliveries to the offsite warehouse and multiple project sites. Watson and Fletcher kept workers from all trades tightly focused on a dedication to safety; Fletcher also oversaw the critical mezzanine and basement work.
