Zara, the global fast-fashion retailer renowned for its modern designs, partnered with Schimenti Construction to complete a 44,500-square-foot, two-floor retail space at Westfield Topanga in Canoga Park, CA. The project seamlessly blends advanced eco-efficiency systems, functional infrastructure, and high-end finishes to create an elevated shopping environment with reduced environmental impact.
Aligned with Zara’s commitment to sustainable store design, the Topanga location features eco-efficient systems, including advanced heating and cooling, energy-saving LED lighting, and environmentally friendly materials. Designed by Zara’s Architecture team, the interior showcases neutral tones and natural textiles for a clean, modern backdrop.
The store features two elevators, two escalators, tile flooring, and plaster and painted wall finishes, enhanced by Glass Fiber Reinforced Gypsum (GFRG) dome lighting and ceiling and wall reveals that amplify the modern aesthetic. Zara supplied the bulk of the materials, including air handlers, vertical transportation, millwork, tiling, and lighting, ensuring a cohesive and brand-aligned design. Schimenti’s primary deliverable was the lighting control panels, while the team ensured seamless integration of all other elements provided by the client.
The project faced some operational hurdles, including a six-week delay caused by several factors, including permit issuance. Coordinating a sufficient workforce to cover the expansive space efficiently was also demanding, with over 150 workers on-site at peak times. Schimenti addressed these hurdles by dedicating additional management oversight, increasing team size, and maintaining a collaborative partnership with Zara throughout the process.
Communication with Zara was a cornerstone of the project’s success, with their team on-site nearly daily to provide real-time requests and responses. In 26 weeks, Schimenti delivered a beautiful, functional retail space at Westfield Topanga that reflects Zara’s commitment to style and quality.
