Chick-fil-A partnered with Schimenti Construction to transform a site previously occupied by a long-abandoned Marie Callender’s restaurant. The existing structure, which included a fully equipped kitchen, bar, dining area, and second-floor back-of-house office space, required full demolition down to the building footings. This process was critical to achieving a certified building pad approved by the South Coast Air Quality Management District (SCAQMD), as the site had been unused for over five years. Working under a strict two-week timeline with no access to power or temporary utilities, Schimenti Construction undertook overtime and weekend shifts to ensure this milestone was met, paving the way for the project to remain on schedule for Chick-fil-A’s highly anticipated grand opening.

Once the certified pad was approved, Schimenti coordinated with multiple government entities to establish the underground infrastructure. This phase required precise planning to manage utility installations while preparing the building foundation. To comply with city regulations limiting open trenches, Schimenti worked closely with trade partners to phase the work, maintaining momentum on both utility and foundation tasks.

The finished development spans 16,425 square feet, encompassing a 4,600-square-foot restaurant, a 3,400-square-foot dual drive-thru, 6,650 square feet of landscaping, and a 305-square-foot trash enclosure. A standout feature of the project was installing a stormwater collection and treatment system, which required excavation 10 feet below ground level. During this phase, the team encountered an unexpected water table, which required Schimenti to devise and implement an innovative trenching and pumping solution to filter and dispose of the water safely, gaining the city’s and client’s approval.

Despite the challenges, Schimenti completed the project on schedule, delivering a modern and efficient restaurant that meets Chick-fil-A’s high standards. The client expressed their gratitude for Schimenti’s dedication, highlighting the team’s ability to overcome obstacles and provide seamless coordination. This successful project reflects Schimenti’s expertise in managing complex builds while maintaining strong client relationships.
